	Officials from Relocation.com have expressed joy at being chosen by Inc. for its annual listing of top private companies. The online firm has been successful in maintaining its presence in the real property market despite the impact of the huge number of <a href="http://www.foreclosuredeals.com/">foreclosed homes for sale</a> in the U.S. The Internet-based service firm provides relocation and moving services, homeowner insurance packages and other real estate-related works.</p>

	Although the insurance market of Louisiana is considered recovered from the impact of Katrina, prices are still skyrocketing, with most private firms deciding not to offer new policies. The number of companies operating in the state has also increased, but despite the tighter competition created by the increased number of companies offering insurance policies in Louisiana, coverage remains expensive and beyond the reach of regular homeowners.</p>
<p>
	Insurance agents have stated that State Insurance Commissioner Jim Donelon has done a great job in establishing programs that provided protection to consumers and resulted in unfreezing the market. However, agents also stated that the quality of insurance companies operating in Louisiana is not as good as during the period prior to the Katrina disaster. They added that most consumers do not have access to choices of policies that they really need.</p>

	Prevailing home insurance quote rates in Louisiana are largely influenced by the type of home being insured and the estimated value of the property. 	<a href="http://home-garden.foreclosuredeals.com/" title="Greenhouse Gardening">Greenhouse gardening</a> enthusiasts in Napa, California will be pleased to know that the greenhouse located in a property in Copia will soon be moving to the Connolly Ranch. The dismantled structure will be used as a classroom and greenhouse at the ranch, according to officials from Connolly.</p>
<p>
	The greenhouse is the product of a $1 million fund from the California Department of Parks and Recreation which was provided to the city of Copia in 2003. The funds were designed for educational resource initiatives and exhibits that included the said greenhouse. The project also included a community garden, promenade and a children&#39;s garden. Copia was forced to file for bankruptcy last November 2008, leaving the exhibits and the greenhouse unused as the state searches for a new home for the greenhouse.</p>
<p>
	Recently, an agreement was reached between the state of California and the liquidating trust of Copia. The agreement involves relocating the greenhouse to the Napa ranch. Under the provisions established by the court, the greenhouse&#39;s reinstallation worth $75,000 was paid for by the trust. Officials from the ranch have stated that the relocation will benefit greenhouse gardening students and teachers since the structure existing in the ranch is quite a small one.</p>
<p>
	According to the people working at the ranch, the old greenhouse can only accommodate three children at once, but with the arrival of the former Copia-located structure, they can hold classes for 60 children in the greenhouse without any trouble. The structure will be located on the ranch&#39;s west side and will be accessible through the Thompson Avenue gate.</p>
<p>
	In order to accommodate the structure, part of the ranch&#39;s land had to be leveled and a concrete pad was poured. Drainage was also installed and a space for parking was built specifically designed for visitors who have disabilities. People behind the project are hopeful that the move will result in further community involvement and more schools and organizations participating in the gardening program.</p>
<p>
	Ranch officials have stated that it is not just the structure itself that has been passed on to them, but a whole greenhouse gardening program and a host of other materials, including rabbit and chicken coops, compost containers and tour signage.</p>

	Rental companies from South Georgia have revealed that they only have a few duplexes and single family dwellings available, while some reported that they have none at all. One local rental firm has revealed that among the 350 units for rent offered by their company, only five remain vacant, with the vacant premises being some of the highest priced among the company&#39;s offerings.</p>

	A rental dwelling in Oswego, New York might acquire a <a href="http://home-inspection.foreclosuredeals.com/">home inspection certification</a> if efforts to bring it up to city code continue. The house owned by Patricia and Marcel Morrisseau was inspected by Pat Kelly, City Housing Inspector for Oswego, following neighbor complaints about cockroach infestation in the premises. After the inspection, the landlord was ordered by the city&#39;s Code Enforcement Department to do something about the infestation and clean up the whole premises.</p>
<p>
	According to local neighborhood reports, it all started when a neighbor found insects in his property and bagged a sample and brought it to Kelly&#39;s office. The neighbor was told that the insect was a German cockroach. After the neighbor report, Code Enforcement Director Neal Smith ordered containment of the infestation at the rental residence. Smith stated though that there is no standard rule with regards to informing neighbors if there is a city-directed insect chemical treatment near their premises.</p>
<p>
	Neal was reportedly told by the exterminator hired to conduct the chemical treatment at the <a href="http://home-rentals.foreclosuredeals.com/">rental house</a> that the amount of insecticide used on the Morrisseau property was more than had ever been used before in any other property. Reports also stated that for the dwelling to get a home inspection certification, one visit from the exterminator would not be enough. The exterminator has reportedly claimed that the Oswego infestation was one of the worst he has ever witnessed and he would need to return and conduct another treatment at the rental home.</p>
<p>
	Insecticides used for the rental dwelling included Orthene, which was used on the house&#39;s interior, and Transport, which was sprayed at the exterior of the house. The exterminator also used a so-called &quot;cockroach birth control&quot; and growth regulator called Nygard. FMC Corp., the firm that handles the insecticide Transport, has suggested removing possible water and food sources and regularly disposing garbage as ways of controlling the growth of residential pests.</p>
<p>
	Meanwhile, councilor Connie Cosemento has stated that she is working with other local agencies to get the infestation problem under control. Efforts to make dwellings earn their home inspection certification and get their premises up to par with city codes have also been launched.</p>

<p>
	According to local construction industry observers, the law was implemented to address the issue of projects being left unfinished, particularly during the past few years when homes and commercial structures under <a href="http://www.foreclosuredeals.com/">foreclosure property listings</a> continue to rise in numbers. Local officials have explained that when developers seek permission from a town or city, approvals often stipulate that the project be completed within a year or two.</p>
<p>
	If the developer failed to complete the construction by the deadline and extension was not obtained, the approval process is required to be repeated in its entirety. With the housing market crisis and the recession weighing down the whole real estate industry, most home building companies find themselves coping with lack of demand for residential projects. These factors all led to most residential construction projects being halted.</p>
<p>
	Numerous construction projects have also been put on hold following the deadline of the <a href="http://www.foreclosuredeals.com/tax-credit/">tax credit</a>. Commercial developments were also not spared, with most builders considering the level of risk involved in construction projects that are ongoing while the real estate market is in its current unstable condition.</p>
<p>
	Taking all these factors into consideration, local planning officials agreed to grant extensions to two major development projects in the state. One was a subdivision project at Salem Street, while the other is at Tyler Street, which is also a subdivision development.</p>
<p>
	The recent extension law has caused concerns among some residents though, with some of them wondering whether the new regulation will change the parameters for the subdivision developments. Planning officials were quick to put this concern to rest, stating that only the timetable for the projects&#39; completion given to home building companies is affected by the latest guideline.</p>

According to analysts, the complexity and sheer size of the industry can cause major problems if not handled right.</p>

	Market experts have stated that an erroneous move by the federal government could result in credit restriction, home price declines, more <a href="http://www.foreclosuredeals.com/">foreclosures</a> and a further slowdown in the nation&#39;s economy. Advocates of the housing industry and members of the mortgage industry have warned the federal government to tread carefully when dealing with issues related to mortgage loan financing. Some legislators, on the other hand, have called for an end to bailouts and guarantors that are government-controlled.</p>
<p>
	The National Association of Home Builders has weighed in on the issue, stating that investments in housing and services related to them account for almost 15% of the country&#39;s gross domestic product, hence the need for caution when dealing with mortgage business-related concerns. The sector ranks second only to health care in terms of gross domestic product role.</p>
<p>
	Analysts have also reminded the government and the industry that government-sponsored enterprises Freddie Mac and Fannie Mae are central to any attempt to fix problems in the mortgage finance sector. The two GSEs guaranteed and issued over 70% of bonds in 2009 that are mortgage supported. This adds further to the level of the federal government&#39;s involvement in the mortgage market, which is believed to have doubled since five years ago.</p>

This, market observers reveal, is not a very attractive prospect in a market that is taking only its first steps towards recovery.</p>

	According to market analysts, not a lot of investors have the means to finance the needed improvements, particularly with lack of potential tenants to pay the rent and provide a way for investors to recover their repair expenses. On the other hand, buyers will not be able to get tenants if they refused to work on the necessary repairs, which brings the situation back to where it started and which usually leads to commercial property buyers or tenants opting not to make any deal.</p>

	Despite these difficulties, commercial brokers from the city believe that the downtown commercial property industry is on its way towards some improvements. 	One of these projects involves RLJ Hotels which is expected to take over the foreclosed property, Hotel Indigo. The latter was foreclosed on last March by TIB Bank. According to analysts, the low prices of commercial structures in downtown Fort Myers somehow offset the trouble of renovations needed for most of the properties and some investors still believe that these structures are worth investing into.</p>
<p>
	Other significant deals, including the Bradford House and the Sky Bar building, add to the optimism of commercial brokers that the downtown commercial real estate is on its way towards a recovery despite the need for an area-wide rehabilitation. Agents believe that the rest of 2010 will bring only positive developments to the market.</p>

	The coalition&#39;s focus is transfer fees attached as liens to <a href="http://www.foreclosuredeals.com/">house foreclosures for sale</a>. This means that every owner who subsequently owns the property had to pay the dues every time the dwelling is resold within a 99-year period. According to the proponents of the resale fee, the concept attracts investors and helps developers raise money for projects. On the other hand, critics of the fees argued that these liens cause the equity of properties to decline and also add confusion to the process of real estate selling.</p>
<p>
	The National Association of Realtors has been known as a staunch critic of the resale fees. It has led campaigns seeking to ban private resale fees or transfer fees. So far, more than a dozen areas have restricted or put a stop to the concept of transfer fees, including Ohio. The coalition, including its title search companies members, has recently brought the battle to the federal stage when it asked the U.S. administration to weed out transfer fees from all mortgages supported by Freddie Mac, Fannie Mae and the Federal Housing Administration.</p>

	Meanwhile, each group member of the coalition has their own reasons for participating in the campaign against transfer fees.
